Buying property

Why use an independent buyers’ agent?

TELDMANN represents your interests throughout your property search. We help you define your priorities, compare opportunities and approach negotiations with independent guidance and local insight.

How does the buying process work?

The journey generally involves defining your brief, viewing and shortlisting properties, making an offer, completing legal review and due diligence, signing the agreed contract and proceeding to completion. Your independent attorney guides the legal process and confirms the payment arrangements.

Can you help with private and off-market opportunities?

We can explore private and off-market opportunities through our professional network, alongside publicly available properties. Availability varies, and access may depend on the owner’s instructions and confidentiality requirements.

Do I need an independent attorney?

You should appoint an independent Barbados attorney experienced in property transactions. Your attorney reviews title, contracts and relevant legal matters, advises on required approvals and manages the conveyancing process.

How long does a purchase take?

There is no single timetable. The property’s title, financing, required approvals and the readiness of both parties can affect progress. Your attorney can advise on a realistic completion schedule once the transaction has been reviewed.

Costs & taxes

What costs should I budget for beyond the purchase price?

Allow for legal fees, applicable VAT, professional inspections or valuations, banking and currency-transfer charges, and financing costs where relevant.

Your completion statement may also include agreed adjustments for land tax or other property expenses. Consider insurance, maintenance and any community fees in your ongoing budget.

Who pays property transfer tax and stamp duty?

On a conventional property sale, property transfer tax is payable by the seller, and conveyance stamp duty is generally treated as a seller’s expense. Your attorney should confirm the treatment, applicable exemptions and contractual allocation for your transaction.

Mortgage documents may attract separate stamp duty.

How are legal fees and VAT calculated?

Legal fees depend on the property value, transaction complexity and applicable fee arrangements. Request a written quotation showing professional fees, VAT and disbursements separately.

Barbados’ standard VAT rate is 17.5%, where applicable to the services supplied. Your attorney should confirm the rate applicable when quoting.

Will I pay annual land tax?

Your property may attract annual land tax based on its assessed value, classification and applicable exemptions or reliefs. Ask for the current assessment and bill before purchasing.

Your attorney should also confirm any outstanding liabilities and the adjustment agreed at completion.

What taxes may apply if I rent out my property?

Rental income can create Barbados tax and reporting obligations. Holiday accommodation may also attract tourism levies and applicable VAT obligations.

The treatment depends on how the property is used and your ownership circumstances. A tax adviser should review your Barbados obligations and any reporting required in your country of tax residence.

Overseas buyers

Can overseas buyers purchase property in Barbados?

Yes. Overseas buyers can purchase property in Barbados. Non-resident transactions are subject to exchange-control requirements, so your attorney should confirm the permissions and funding documentation relevant to your purchase.

What exchange-control requirements should I consider?

Non-resident property purchases require Central Bank permission. Foreign funds introduced for the investment should be properly documented and registered, with approval records retained.

Your attorney and bank should coordinate the requirements for the purchase and any later application to repatriate sale proceeds.

Finance & ownership

Can I arrange a mortgage as a non-resident?

Financing may be possible, but availability depends on the lender, your residency status, the funding source and required approvals. Non-resident borrowing from local sources is subject to Central Bank controls.

Confirm eligibility, currency, interest rate, loan-to-value, fees and repayment terms directly with the lender before relying on finance.

Can I purchase through a company?

Company ownership can be an option. Whether it suits your purchase depends on legal, tax, financing and administrative considerations.

Your attorney and tax adviser should review the proposed structure, registration requirements, ownership disclosures and ongoing costs before you proceed.

Does buying property give me permission to live in Barbados?

Property ownership does not automatically grant residency, citizenship or permission to work. Immigration permission is a separate matter.

Confirm the appropriate route for your circumstances with the Barbados Immigration Department and your professional advisers.

This information provides general guidance. Your independent attorney, lender and tax adviser should confirm the requirements and costs applicable to your transaction.
